Sites CFS263 and CFS259 should only be considered for open space, due to the following reasons:
- protection of local widelife
- access to open areas for the mental wellbeing of adults and children
- filter the noise pollution caused by the main road and the train service that surround the sites
- flooding risk if this area is built upon as currently water already runs down to the south of the site and floods the bridal path
- there is just enough availibility of education and health facilities for the current population
- Roads are badly maintained
