A number of other areas could be used to develop that would be smaller and have less impact, Rectory Road(North and South by the Railway Line), south of Hall Road, South of Tinkers Lane, adjacent to Brook Close.

How about the area south of Rectory Road by the railway station as this would then ease the congestion through Rochford and still provide access to the shops and bus routes. The same area north of Rectory Road could also be used or instead of.
South of Hall Road adjacent to current development through to Cherry Orchard way could be used, this would provide defensible green belt area as well as easing the traffic flow onto Hall Road as alternatives exits from the development could be used.
The area of land south of Tinkers lane and north of Sutton Road. With the new railway station this would provide access to Rochford and also Rail links as well. A new road could be developed to ease congestion from the Anne Boleyn to Sutton Road.
The area south of Sutton road and adjacent to Brook close. With the new railway station this would provide access to Rochford and also Rail links as well.
