This is green belt land and the location is too close to existing residential areas and family recreational facilities. The council tax payer will not benifit at all from having the site in this location and in my opinion it will not promote social cohesion. The road is unmade and larger vehicles will have a detrimental effect on it. Also there are issues with main drainage. Access to highways network is via congested roads and the proximity of the rail station is inconsequential. What stops the site being developed further in the future by taking more green belt.
