Just wanted to comment on affordable housing. There is no such thing in all the the local developments I have seen.
The UK average salary is around 30K, the average house price in Essex is 382K. A mortgage is 3.5 times your salary, so 105K, and a small deposit say 15K your looking at properties around 120K. Your be lucky to get a static caravan for that.
Unless you address this element the rest is pointless.
I suggest a government build plan, with net zero profit. It can be done if you have the will.
