Cul-de-sac, currently benefits from very low levels of noise and air pollution, low traffic, and stunning views of St Andrew's Church and the River Crouch. To develop on this site would damage the cultural heritage of Ashingdon Hill, spoil the views for local residents who's homes would become overlooked, and the peace and tranquillity of the road hugely imposed upon. It is difficult to find affordable, accessible yet peaceful locations in south Essex, this is one of very few and must be protected.
