Whilst acknowledging the purpose of the policy is to protect local amenity, Renaissance Southend has reservations that the policy could prevent the effective and efficient use of the new station as a key element in the wider transport strategy for the area and its role as a key public transport node as indicated in the Southend Local Transport Plan. Concerns regarding amenity could be adequately covered by the impositition of appropriate conditions as part of any planning application to use this land in connection with the operation of the adjacent rail station in the future.
