This site includes Beeches Brook Main River to the south. It is not clear whether this river is open ditch or culverted. If it is culverted, opportunities should be sought to de-culvert this stretch of river in order to restore it's natural function. This should be factored in to any development options, however it should be noted that this could increase flood risk to the site.
