I agree housing sites should be split to a degree.
First time buyers and affordable housing are considered similar. I young person or couple buying a home for the first time should meet the expect average wage standards / expectations. Simpler designs will help lower the price, which must be in the plan.
All designs must think about parking as the household evolves. Single parking space ideas create neighborhood issues when one person uses more than their share. Be sensible, 4 bed house must have space for 4 vehicles, either on / off street. Average the off-street for the site.
