49 is a ludicrous number of homes to create in the modest space, although there will be little likelyhood of new residents wanting leisure space, as their days will be full with the time spent going somewhere else; working and spending more hours returning from the "somewhere else". They will fill roads and burn fuel.
Planning communities is supposed to be about providing families with homes in environments where there is work and entertainment. Canewdon has one modest pub and no available employment.
WE DO NOT EVEN HAVE FAST INTERNET, so working from home on-line isn't even a starter
