I agree that new development should not have a negative impact upon the amenities of neighbouring dwellings. However the policy appears vague and rather than providing clear guidance, seems to give full discretion to Council officers. The Council should encourage the intensification of existing residential areas where appropriate in order to encourage mixed communities with a variety of house types. This policy puts additional pressures on Green Belt areas where only large scale developers can afford to purchase sites, thus jeopardising the businesses of smaller local developers.
