Hockley/Hawkwell is in desperate need for new housing. There are many sites that would not be detrimental to green belt spaces and be able to provide this necessary housing.

I have lived in Hockley for the past 30 years. I drive and walk past Rawal Pindi Nursery every day, over the past few years I have slowly seen it decline to a state that now looks almost derelict, and being on the main road looks a real eye sore.
This site would be the perfect location for a modest mix of residential housing. The site is surrounded on two sides by recently built housing estates, and screened on the third side by a row of conifer trees, there are many outbuildings on the site, and there is already 4 existing properties within the scheme.
The majority of the area marked P45 includes a flat grassed area from the conifers to the main road, I assume this area will be untouched.
The site is in a sustainable location so future occupiers have safe pedestrian, cycling, to local services, and transport links.
The redevelopment for housing would actually result in a reduction in traffic compared to a Nursery being run a full capacity.
Because of the derelict appearance of the Nursery which will only deteriorate in time a new development would enhance the visual character and appearance of the area.
Due to competition close by, and the amount of work that would be required to re establish the Nursery it would probably not be viable, therefore redevelopment for residential would be the most effective use of the site.

In conclusion: The site would be a logical continuation of the existing residential boundary
