ECC Highways have confirmed that there are no current plans for improving roads in the area. The Spa roundabout is an existing bottleneck and any plans for impproving the town centre MUST include comprehensive proposals for improving traffic flows. Traffic lights are not a viable, acceptable solution

Hockley Town Centre will never be a major shopping attraction. It already has many empty shops and internet shopping etc may further reduce demand. Work is required to establish the ideal size and types of retail outlets.

Residents are concerned at the 'do-ability' of the proposals. Private finance will be required to provide funding which, in turn, means large scale change. Most residents want to maintain the existing character which means smaller scale development.

If changes are to be made, a more holistic approach needs to be considered:
- the narrow strip of land on SE side of Spa Rd is unsuitable for 2 story development due to nearness of houses
- the empty shops & woodyard just up the hill towards Rayleigh should be included.
