Hockley Area Action Plan - Issues and Options

3.7 SUMMARY COMPARISON OF THE OPTIONS

Representation ID: 9449

Received: 29/04/2009

Respondent: Sunrise Healthfoods and Natural Therapy Clinic

Representation Summary:

This is the most radical of the various proposals, and expands the business potential of the centre to a viable mass, which will provide the retail/commercial choice residents deserve and need. This should ensure the prosperity of Hockley as a trading centre. Doing nothing is not an option: we are dying slowly!! However, I seriously doubt that the proposed carpark will be big enough: it looks barely the size of the present Somerfields carpark.

3.2 OBJECTIVES

Representation ID: 9450

Received: 29/04/2009

Respondent: Sunrise Healthfoods and Natural Therapy Clinic

Representation Summary:

The objective should be to expand the retail, commercial and leisure presence in the centre,as the present mix of small retail and light industry fails to attract people to the centre in sufficient numbers to make it fully viable. Retail footfall is falling year-on-year, and radical thinking/planning is required to stop the rot.

3.3 POTENTIAL OPPORTUNITY SITES

Representation ID: 9451

Received: 29/04/2009

Respondent: Sunrise Healthfoods and Natural Therapy Clinic

Representation Summary:

The focus of any plan should not be centred upon a major "Tesco" size supermarket, as this would kill the smaller retail variety which is so important to the people of Hockley. Instead, expansion of the retail/commercial area around a square should produce sufficient "mass" to ensure viability.
The Eldon Way industry should be shifted to the airport where it will thrive as part of a large, viable industrial estate.

3.5 DEVELOPMENT OPTION 2.1 AND 2.2

Representation ID: 9452

Received: 29/04/2009

Respondent: Sunrise Healthfoods and Natural Therapy Clinic

Representation Summary:

2.1 and 2.2 are not viable, because they result in many more people living in the centre, without addressing the need for improved/expanded retail/commercial offerings. From our viewpoint, a few hundred more residents , some of whom may shop in Hockley, would be insufficient to improve business viability.

3.9 TRANSPORT OPTIONS

Representation ID: 9453

Received: 29/04/2009

Respondent: Sunrise Healthfoods and Natural Therapy Clinic

Representation Summary:

Transport and road issues will play a large part in this scheme, yet you admit that no roadcount has been taken up! Why not? Even the casual observer can see that the road infrastructure is barely adequate now, and would be paralysed by expansion of traffic caused by a major redevelopment. Traffic lights on the Spa Pub roundabout would barely ease the congestion, and hopes should not be pinned on this! Your study admits that a further detailed study will be required, and I agree with this entirely. The outcome will either support or kill the redevelopment plan.
